2021 CROA Board Election

 

  • The 2021 CROA elections are set, as eight (8) candidates will vie for four seats on the seven-member board.Celebration residential property owners will have the opportunity to submit their votes either online or via a paper ballot beginning on February 1. Ballots and online voting credentials will be mailed to the official property address on file at Town Hall prior to February 1.

  • Voting will end on Tuesday, March 2 at 5:30 p.m., at which time, ballot counting will commence. 

  • Each of the four positions will be filled on an At-Large basis. In other words, all candidates participating in this election will be eligible for one of the four open seats. The top four (4) candidates with the most votes will fill the open positions, with the top three vote getters earning a three-year term and the fourth highest total earning a one year term. (The one year term is fulfilling the remainder of a previous director's term).

  • CANDIDATE NARRATIVE: My professional work in public service for nearly 50 years has always been complemented by community service and volunteering. My years of volunteer service in Celebration, primarily with CROA, have been meaningful, productive, and personally satisfying. With your support, I would like to continue serving our community with leadership on the CROA Board.

    If elected for a new term, I pledge continued attention to sound decision-making, planful approaches, fiscal prudence, accountability, quality management, and proactive communication. I will strive to protect homeowners’ property interests and emphasize quality of life for residents of all ages. Collaborating with community leadership groups and county officials, and working with our dedicated community volunteers, are essential priorities.

    My work as a Board member builds upon my experience as a college administrator and subsequently a faculty member with dozens of projects, each with an applied focus, at local, state and national levels.  Currently, I continue writing, research and consulting, emphasizing strategic planning, needs assessment, evaluation, health and safety communication, and wellness. These interests and skills will continue to serve our community well. 

    Celebration’s five cornerstones and 25th anniversary this year are meaningful foundations for moving forward. I am confident we can meet challenges and harness opportunities with shared visions for our community. With engaged planning and participation, I will continue to promote excellence and a positive spirit in Celebration.

CANDIDATE NARRATIVE: My name is Eric Kenneth Mahoney. I am a native of Cincinnati, Ohio, where family values and community are a priority, much like Celebration.

I relocated to Orlando six years ago for a position in Project Management at a production company in the area. This is when I first fell in love with Celebration, and I have had my sights set on this beautiful town ever since. In 2018 I was blessed with the opportunity to buy a sliver of this little town and I am extremely proud to call Celebration home!

I have a proven track record of growing into a new position through hard work. My attention to detail and ability to adapt to new changes are a few of my strengths. I look forward to serving the community of Celebration in all possible capacities.

  • CANDIDATE NARRATIVE: My name is Celia McFadden, I married in 1980 and together my husband and I raised 3 sons in Northport, New York. We have 8 grandchildren with another due in February. Two of my sons are residents in Celebration.

    We moved to Celebration in December of 2014, after watching a television special in the early nineties about the making of Celebration I was so impressed and fascinated with just the sketches that were drawn. I told my husband when we retire you have two choices Celebration or Celebration. So here we are now living in theses sketches.

    I retired on December 4, 2014 from my job at Sunrise Senior Living of Smithtown as the Activity and Volunteer Coordinator. I was to provide a positive impact on my residents while improving their quality of life. One important role in my job was community outreach. I was in charge of running fundraisers and raised thousands of dollars for the Smithtown Parkinsons Foundation, The American Patriot Heroes Fund and the St. James Am Vets. Before working for Sunrise I was a paraprofessional for the Harborfield Central School District at Oldfield Middle School, my role was assisting the special education teacher with inclusion and autistic students grades 6-8.

    To sum up my career, besides raising my children I have worked with students who are our future and seniors who are our history. My seat on CROA will be the same objective I had working as a paraprofessional and Activity Coordinator to provide a positive impact on Celebration, my home.

  • CANDIDATE NARRATIVE: I have been blessed with more than 20 years of legal experience. I am pas graduated, and have huge knowledge in sports and property manager, with a great emphasis on a leading groups and organizing recreational events for hundreds of athletics and spectators. I also brought to Celebration a world-class soccer school (Orlando City Soccer School- Celebration), and adult soccer leagues.

    As a volunteer, I have served as a board member on the Lucaya Village Homeowners' Association Inc since 2014, where I own two properties. Being reelected in 2016, 2018, and 2020 as a president, the position that I currently hold., I am honored to serve the community at the Celebration Community Fields Complex's equipments setting, as Head coach for Celebration Youth soccer since 2016, as the President of Celebration Soccer Club and Soccer Stars, as sponsor of Celebration KS fun run and 5K, and supporting Celebration High school Lady Storm soccer practice uniforms.

    My passion is unmatched when it comes to Celebration Community and sports, and I hope to keep bringing all my experience in leadership, community sense, family values, governance rules, and business for the best of Celebration. I truly believe that I am well prepared to serve as a member of CROA Board of Directors, and give all my best to keep Celebration as the best place to live.

  • CANDIDATE NARRATIVE: My name is Guilherme Mello, I’m an American Citizen, 37 years old, married, father of a beautiful daughter and a Florida Local for most of my life, being a Celebration Resident since 2014. I live at 501 Celebration Ave since 2017.

    I’ve worked as Branch Manager in the Fifth Third Bank and Regions Bank located in the now Publix plaza in Celebration.  After over a decade of experience in the financial market, I’ve decided moving to the Real Estate Industry. 

    Since 2016, I’m the co-owner of Talent Realty, a reputed Company, installed in one of the Original Showcase homes built by Disney, which we had the pleasure of buying in 2018. We are now one of the pillars in Celebration, closing around 300 deals per year. 

    I also have experience with Community Association Management, through my Consulting Service, performed in the largest Property/Community Management Companies. With my background in Business Ownership, as a Budget Planner and Administrative Documents Professional, I believe I am a great candidate for the board, being able to much contribute to our community. 

    I’m a respected member in the Celebration Community, especially among my Business Partners and personal friends, such as Title Companies, Banks, and reputed Attorneys, who can give references about me.

    I’ve had to deal with CROA in the past so I can understand both sides and how difficult it can be dealing with a large HOA, and I plan to use this experience to better the community and to cut bureaucracy.

  • CANDIDATE NARRATIVE: Graduating with a bachelor's degree in Exercise Science from Georgia State University, I have worked over 30 years in every aspect of the fitness industry from consulting, exercise programming, new program development, to facility management, sales, marketing, and operations.

    I spent the bulk of my career at WellStar Health Systems in Marietta, Georgia. After graduating in 2014, with an MBA from Georgia State University, I accepted a position with AdventHealth as the Director of the Institute for Lifestyle Medicine. My role focuses on creating innovative programs and services that improve the health and well­being of our communities, mind, body, and spirit.

    In my role at AdventHealth, I have assisted with fund-raising efforts for the American Heart Association to include the coordination of 2019 and 2020 Silent Auctions.

    I currently serve on Members First Credit Union advisory board and am State Captain for the Medical Fitness Association.

CANDIDATE NARRATIVE: I am a candidate for CROA Board of Directors because I believe the next few years will be pivotal for our town. Over the past 25 years, I have seen our community grow and struggle with the challenges of size and governance.

The questions of incorporation and the selection of a managing agent are two of the most significant decisions facing us in the next year. But they are far from the only challenges we will face in a post-COVID world.  Experience, perspective and judgment will be needed by our leaders to guide these decisions. My background as a law professor, business owner and community leader afford me the insight and skills needed on behalf of our residents.

During my prior term on the Board, I helped lead the Charter Revision, created the Condo Council, developed the pay-for-play approach to CROA amenities, guided legal strategy for construction defect and compliance litigation, and worked to improve our relationship with Service Areas. I defended our property rights against a County takeover of our new Community Fields Complex. I enforced our Covenants and Rules fairly. I was in charge of our joint effort with UCF that led to a management sustainability tool to evaluate resident services.

I offer my experience and leadership to work alongside the other members of the Board for the good of our entire community.

Background and Qualifications:

28 Years as a Banker-

  • Assistant Vice President and Banking Center Manager

  • Government Services Account Officer – Personal banker for local Government entities, including: municipalities, school districts, townships etc.

  • Consumer and Smail Business Loan Officer

  • Special projects, as assigned, many affecting bank-wide operations.

Extensive experience in budgeting-

  • As a Banking Center Manager, I was responsible for creating, implementing and monitoring a budget of over $40 million in assets – roughly 8 times that of CROA.

  • Served on the Budget Review Committee for the Catholic Diocese of Gary, Indiana – a team of hand-picked professionals who provided financial advice and direction to the Bishop.

  • While employed at Town Hall, I assisted Management in gathering budget data for the CROA, Service Areas and CJC.

Worked for the Management Company (CCMC} –

  • First-Hand experience of the day to day operations of the HOA.

  • Attended every CROA Board Meeting, Workshop and Town Hall Meeting and every CNOA and CJC Meeting for most of my employment.

  • Familiar with the CROA Charter, the Supplements (Service Areas) and By-Laws as well as Chapter 720 of the Florida State Statutes.

  • Prepared monthly financials for each of the Service Areas (except Artisan Park) as well as the consolidation provided to the Board.

  • Special projects as assigned, for example, worked with an outside Consultant and the Operations Manager to develop a matrix of HOA/owner responsibilities for the Service Areas.
